Flood damage and homeowners policies

Worth knowing before you file. Standard homeowners policies generally exclude rising surface water, which is covered separately through flood insurance. That distinction matters here: Rutland County was one of six Vermont counties named in the federal major disaster declaration after the July 2023 flood, when Otter Creek at Center Rutland crested at 16.36 feet, second only to Tropical Storm Irene in 2011.

Water that arrives from a burst pipe, an appliance failure, or a roof opening is a different question from water that rises from a creek, and carriers treat them differently. We document conditions and the work performed either way. What is covered is between you and your carrier.
